Asbestos Basics

Any property built or refurbished before 2000 may contain asbestos. It was widely used in ceiling textures (Artex), floor tiles, insulation boards, garage roofs, soffits, and pipe lagging. You cannot identify asbestos by sight alone — the only way to confirm is laboratory analysis of a sample, which is exactly what our surveys provide.

Asbestos in good condition that is left undisturbed presents a low risk. The danger comes when materials are damaged, drilled, sanded, or broken during DIY or building work, releasing microscopic fibres into the air. If you suspect asbestos, do not disturb it — get it surveyed before any work begins.

Surveys

A management survey locates asbestos that could be disturbed during normal occupation — it’s the standard survey for homeowners and landlords. A refurbishment & demolition survey is more intrusive and is legally required before any building work, as it locates asbestos hidden within the structure that work could disturb.

Most domestic surveys take 1–3 hours depending on the size of the property. Samples are sent to a UKAS-accredited laboratory and you’ll typically receive your full written report within 2–3 working days. Fast-track reporting is available on request.

If you manage a non-domestic property or communal areas of flats, the Control of Asbestos Regulations 2012 places a legal duty on you to manage asbestos. For homeowners, a refurbishment survey is legally required before major building or demolition work on pre-2000 properties. Tradespeople can refuse to work without one.

Removal

We strongly advise against it. Some lower-risk materials can legally be removed by householders, but without correct equipment, containment, and disposal you risk contaminating your home and exposing your family. Higher-risk materials such as insulation board and lagging must, by law, be removed by an HSE-licensed contractor like us.

Where required, independent air testing confirms the area is safe before we hand it back, and you receive full certification.

All asbestos waste is double-bagged, sealed, and transported under consignment notes to a licensed hazardous-waste facility. You receive copies of the documentation for your records — proof that your waste was disposed of legally and traceably.
